Terms and Conditions
Will be sent to the first named person at the address specified on the booking form.
Signing the booking form confirms the acceptance of these terms and conditions. And shall be binding on the persons intending to occupy the property whether or not such persons have signed the booking form.
The booking is not confirmed until acknowledged by the owners in writing. Provisional booking may be made by telephone or email and will be held open for 7 days pending receipt of the completed signed booking form and accompanied by a cheque for the deposit.
Any requested alterations to personal details on the booking form once confirmed may incur a 25 GBP administration charge.
Any requested alterations to the rental dates once booking is confirmed will only be accepted subject to availability of the villa and payment of the appropriate tariff.
Parties to the booking
Only those persons identified on the booking form are authorised to use the property or to stay overnight.
Any changes to the persons named on the booking form must be identified for insurance purposes.
The guest is strictly not allowed to sublet the property.
The completed booking form must be accompanied by a non-refundable 100 GBP per week deposit. This sum is inclusive to the tariff figures.
The full balance must be paid a minimum of 8 weeks prior to the rental period booked.
In the event you have not paid the full balance by the prescribed time we reserve the right to cancel the booking (in which event the deposit is forfeit)
In addition to the reservation deposit, a conditional refundable security deposit of 75 GBP per week is required no later than the final balance payment.
This payment will be returned to you no later than 6 weeks after your rental period ends, subject to confirmation with our management agency that no loss or damage has occurred during use of the property by the parties to this agreement.
In the unlikely event that any damage does occur then the cost of replacement and or repairs will be deducted from your security deposit. If the security deposit is insufficient to cover these costs then the excess due will be invoiced to the first named person on the booking form and due for immediate settlement.
The villa will not be rented to the first named person if under the age of 18. A parent, carer or responsible adult over the age of 18 must accompany persons or children under the age of 18. No large single sex parties are accepted.
The tariff listed is for the villa per week, not per person.
Rental charges are inclusive of water, electricity, cable TV, local telephone calls and Sales, Resort and Development Tax which is payable to the state of Florida (currently 11% on all rentals)
Heating for the pool is not included and is charged at 65 GBP per week extra.
Your rental commences at 4pm on the day of arrival and ceases at 10am on the day of departure with no exceptions, which allows the cleaning team sufficient time to clean the house prior to the arrival of the next guests. You will be charged an additional fee if you exceed the allocated time.
In the event you cancel your booking, for whatever reason the following charges will apply

4-6 weeks 75% of total cost
Less than 4 weeks full cost
We will gladly provide proof of payment for a booking for the purpose of a holiday insurance claim.
Although we and our management agent make every effort to ensure that our villa is in perfect order for your stay.
We and/or our management agent cannot accept any liability whatsoever for any third party claim, damage or loss to any property, possessions or any personal accident sustained by you, your party members or any visitors, or any medical expenses incurred by you.
We very strongly advise you to take our your own holiday insurance.
Use of the pool and other equipment is at your risk only, No diving in the pool is allowed and guests are asked specifically not to allow children use of the pool unsupervised.
Neither the owners nor their agents will accept any liability for any injury caused as a result of using the pool.
The owners and their management agent reserve the right to enter the villa at any time.
Any tampering with the pool heater controls will result in additional charges of, but not limited to double the daily heating tariff.
The owners reserve the right under any circumstances, to cancel the booking and in this event the owners will return all sums already paid (but without interest or any compensation) or at the option of the client (subject to price and availability) the owners will offer alternative accommodation of a comparable standard.
The owners and their management agent accept no responsibility or liability whatsoever for any loss, delay, damage or alteration to the terms of the booking caused by events beyond our control, including but not limited to war, civil commotion, flight delays or cancellation, adverse weather conditions, fire, flood, or industrial dispute.
All passports, visas, driving licences, health certificate requirements are the clients responsibility. We will not accept any liability for any delay or expense incurred through any irregularity in such documents.
Brochure, website and advertising descriptions
All descriptions are made in good faith and all care is made in ensuring their accuracy, but no liability is accepted in the event of any error. We reserve the right to make changes to the brochure and website with no prior warning.
The clauses listed above are the contractual terms and conditions relating to the booking of the villa owned by Nicholas and Rachael Parsons only, above called “the owners” and “the clients”
This contract is governed by and shall be interpreted in accordance with English law and the parties hereto shall submit to the jurisdiction of the English courts.
